King Studio - Simplystay St Martins

Negative: The small room lacks kitchen facilities. It is cold inside, and the heater cannot be operated at will—in fact, even if you turn it on, it produces no heat at all. Furthermore, early check-in is not possible; access is managed by an automated door-code system, meaning the door will only unlock for you at 4:00 PM.

Positive: Location is goid, which was pur reason for booking Negative: The room was basic but OK. Only one harsh light, no lamps., This is a terraced house subdivided with no sound proofing between rooms. Unforrtunately on the night we stayed all other rooms were occupied by young people out to party. The music was loud, with everyone shouting in the property and on the street. From conversation that was clearly audible in our room, drugs were being used. We assumed they would head out to a club at some point, but alas no, the intolerable noise continued and at 12.30AM we left and went elsewhere. 5 days later, I am still waiting for a refund. Both Simply Stay and Booking.com have been hopeless in terms of how they react to a customer complaint of this nature. My advice: unless you are going to Lincoln to party and take drugs, avoid this place like the plague.

Positive: Bed was very comfortable. The location was good. Negative: Being an over 70 year old would not have stayed here with the steep stairs to the room. Did not know that was the situation. Needed a t. towel to dry washing up dished. And a cup holder at the bathroom sink on the wall.

Location brilliant, good price but let down by the cleanliness which is very easily put right Positive: Location great parking close by but busy Negative: Unable to connect to WiFi Bathroom not clean shower dirty around base and taps in sink Cleaning Sponge in kitchen area falling apart and dirty Gaps at side of window blind allowed bright light at night that kept flashing into room needs to be better fitted
