King Studio - Simplystay St Martins

A surprising lovely stay Positive: Located literally a few steps from the Main Street in Lincoln Nearby parking Clean and modern. Everything you need Cheap Negative: When first got there the room we went into wasn’t cleaned however I called and it was sorted within minutes with a new room given to us.

Positive: Very modern clean and a good price for time of year. Not very noisy . And the rooms downstairs are a good size with living room as well. Will be back or recommend to others. Mark

Needs secondary glazing! Positive: The location is perfect,. The bed is comfy and the shower is nice and powerful. The room overall is very good. Negative: The room has an old sash window which is lovely, however no secondary glazing has been installed and given it's location just off the main high street and next to a restaurant it's INCREDIBLY noisy. The window offers zero resistance to sounds - it was almost as if the people and cars outside were in the room with you! This went on till gone 1am and it was impossible to sleep before then. Add to that the early check-out time and in the end we didn't sleep well at all. Additionally there was no washing up liquid or a drainer for drying pots.

Great location, shame about the others staying there Positive: Location was very central Negative: Very noisy from midnight onwards for a couple of hours. People also staying in the accommodation had no regard for others and kept us awake for a significant period
